One of the great things about for sale by owner is that we get to do everything face to face. There’s none of the paper-dance that agents force us into. We get to have a clean, well-understood, and transparent conversation about what the transaction specifics are and what is expected from each of us.

But that doesn’t mean there is no paperwork involved. In this section all of the forms  required for the purchase are detailed. Some are required for your review and acceptance, some are required for informational purposes, and some go to support other documents. They’re broken out here by section. Just click on the linked text to see the form mentioned. When we enter into the contract you will have hard copies provided as required by various Washington statutes. 

The Purchase and Sale Agreement (PSA) is the document that sets down the terms we agree to for price, contingencies, closing date, and anything else you or I agree to as part of the sale. This PSA is written to take into account both the typical real estate transaction requirements plus the added terms that being part of a condominium bring to the transaction.

The Condominium Resale Certificate is a Washington state required form that details the current state of the condominium organization, the owners’ association, and finances. This is the covering document that will provide you with copies of the Declaration of Condominium and Amendment 1 and 2, the Condominium By-Laws, and the previous year’s and current year-to-date’s financial statements. 

The Seller’s Disclosure Statement is another Washington state required form. It details the current status and condition of the property you are buying. It is required for all real estate transactions.

One last required document is the Kitsap County Septic Inspection Report. This certifies that the septic system has been inspected, pumped, and is working properly. This will be needed by the title company for closing.

And, finally, there is a document for information on the sale process and selecting a title/closing company and another document with the basic sale terms I am proposing for the PSA.
